What to consider before buying property in Ghana

buying property in Ghana

Before buying property in Ghana, check five things: the land title, your full budget including fees, the developer’s delivery record, the payment plan and the location. VAAL Real Estate Ghana, a property developer in Accra, asks every buyer to run a Lands Commission search through their own lawyer before paying a deposit.

Key points

  • Run an official search at the Lands Commission before any money moves.
  • Budget 5 to 10 percent of the price for legal fees, stamp duty and registration.
  • Check whether the listed price includes VAT.
  • New studios in prime Accra start from about US$83,000.
  • Foreigners buy on leasehold, capped at 50 years per grant on land.

What should you check first before buying property in Ghana?

Check the land title first. An official search at the Lands Commission shows who holds the land and whether anyone else has registered an interest.

The Lands Commission client service charter lists 14 working days for an official search. The fee in Greater Accra starts at GH₵155 for the first acre. Your own lawyer, not the seller’s, should run the search.

Compare price per square metre, not headline price. A cheaper unit with a high service charge costs more to own each year.

What extra costs come with buying property in Ghana?

Budget 5 to 10 percent of the purchase price for legal fees, stamp duty and Lands Commission registration. Stamp duty runs 0.25 to 1 percent of the declared value.

  • Legal fees: VAAL Real Estate Ghana quotes about 1.5 percent of the price plus VAT.
  • Service charges: VAAL collects a 3-month service charge deposit before completion.
  • Reservation fee: about US$5,000 at most off-plan projects.
  • VAT: confirm whether the listed price includes VAT.

Should you use a payment plan or a mortgage?

Most buyers of new homes in Accra use a developer payment plan. The Bank of Ghana policy rate stood at 14 percent in September 2026, and average lending rates sat near 15.9 percent.

VAAL Real Estate Ghana does not offer mortgages. Buyers pay a 30 percent down payment, then spread the balance across construction with no interest. Regimanuel Gray uses 40 percent on deposit, 40 percent at lintel stage and 20 percent on completion.

Alaa Zayed, CEO of VAAL Real Estate Ghana, said at the MOONBOW launch in July 2026: “Moonbow represents how far we have come and where we are going next.” (Ghanaian Times, 31 July 2026)

How do you check a developer before you pay?

Visit two of the developer’s completed buildings before you visit the show flat. Completed buildings show you the finish quality and management five years after handover.

  • Ask for the delivery dates of past projects.
  • Ask who manages the building after handover.
  • Ask for the sale and purchase agreement before you pay the reservation fee.
  • Ask for the cancellation terms in writing.

VAAL Real Estate Ghana has completed Harmonia Residence near the airport, Harmonia Villas in Cantonments and Nirvana Villas in Ridge. Before a buyer signs the sale and purchase agreement, VAAL refunds a cancelled reservation less a 1 percent administration charge, within 60 days of a written request.

Are foreigners allowed to buy property in Ghana?

Yes. Foreigners buy property in Ghana on a leasehold interest. Section 10(6) of the Land Act, 2020 (Act 1036) caps a non-citizen’s land lease at 50 years per grant, renewable.

Apartment buyers receive an interest in the unit under the developer’s head lease. Ask your lawyer to confirm the lease term in the sale and purchase agreement.
