Ask how much you should save before buying an apartment in Accra, and most buyers quote the listing price. Wrong number.

Accra sales offices see the same pattern. A buyer saves for two years, hits the deposit figure exactly, reserves a unit, then learns at signing the legal fee falls due the same day. Signing slips by six weeks. Nobody plans to be this buyer. You become this buyer by budgeting one line on a bill with six lines.

Step One: Deposit, By Route

Bank mortgages ask around 20 percent down from residents and 20 to 30 percent from diaspora buyers. Developer plans take a reservation fee, then 10 to 30 percent, with the balance spread across construction, often interest-free. Cash means full price, usually in two stages.

A VAAL example. MOONBOW buyers pay a $5,000 reservation fee, then 30 percent inclusive of the reservation within 20 days. The remaining 70 percent runs monthly or quarterly until completion in 2029, with no interest.

Check the exit before you enter. Cancel before signing the sale and purchase agreement and VAAL refunds everything less 1 percent of the purchase price as an administration cost. On a $150,000 unit, walking away costs $1,500.

Bank Mortgage or Developer Plan: The Direct Answer

VAAL does not issue mortgages. Interest-free construction-period plans replace them. If you intend to use bank financing, raise this before reserving, because lenders register a charge against titled property and off-plan timing affects approval. Cedi mortgages run 22 to 36 percent a year. Dollar mortgages sit near 10.5 to 11.5 percent.

Step Two: Closing Costs

Budget 7 percent of the price until a lawyer quotes you exactly. Ghana transaction costs land at 6 to 8 percent, matching the World Bank’s Accra registration figure of roughly 6.1 percent.

  • Stamp duty of 1 percent above GH₵50,000, paid at the Lands Commission under Act 689.
  • Legal fees around 1.5 percent plus VAT, due on signing the sub-lease.
  • Title search from GHS 132.50 to GHS 237.50 by region.
  • Registration, survey and valuation fees.
  • Power of attorney notarisation of GHS 200 to GHS 500 when buying from abroad.

Step Three: The Buffer

Add 12 percent. This covers your three-month service charge deposit, due before completion whether or not you move in, plus furnishing, connections and early maintenance. Buyers who empty every account at handover borrow at 25 percent to furnish a home they already own.

Diaspora example. A $150,000 unit on a 30 percent plan needs $45,000 deposit, $10,500 costs, $18,000 buffer. Readiness figure $73,500.

Local example. A GH₵1,200,000 unit on the same plan needs GH₵360,000 deposit, GH₵84,000 costs, GH₵144,000 buffer. Readiness figure GH₵588,000.

Saving GH₵15,000 monthly reaches that in 39 months. At GH₵8,000, six years.

Currency Cuts Both Ways

Dollar pricing against a cedi salary moves your instalment every quarter. The direction surprises people. The cedi gained roughly 29 percent on the dollar over the year to April 2026, after the pair peaked at 16.48 in November 2024. Build a 5 to 10 percent currency margin into your savings, and confirm in writing whether your contract fixes the dollar amount or the cedi equivalent.

Off-Plan: Verify Before You Pay

  • Ask for completed project handover dates against original promised dates.
  • Ask whether instalments track construction milestones or the calendar.
  • Ask what happens if completion slips.

A developer comfortable answering is telling you something. So is one who is not.

After the Keys

Service charge, set at market rate and revised yearly. Annual assembly property rates, separate from GRA taxes, and unpaid rates block a future sale. Building and contents insurance. Letting fees if you rent the unit out.

Know Your Number Before You Pick Your Unit

Take your target price. Apply your route’s deposit rate. Add 7 percent. Add 12 percent. Divide by the months until you sign. Answering how much should you save before buying an apartment stops being guesswork and becomes a standing order you set this week.
